2026 has been strong but slightly slower than 2025. There were 2193 homes sold, down 5% compared to 2025. Recently, there were 382 sales in July (down 7% from July 2025), with an average price of $370,000. Several properties have had bidding wars. Typically, sellers who received multiple offers never had a way to offer buyers a chance to compete. Now, realtors have the ability to present evidence-based proof of offers to buyers so they can escalate. Further, there is now an opportunity for buyers to escalate on an offer that's already been escalated.

An interesting situation has developed where owners have cameras in the house which creates a privacy issue for potential buyers. In one example, a property had a basement issue where the floor wasn't level, and the sellers had cameras only in the basement.

Mortgage rates are around 4%, which is much easier than past mortgages that were as high as 18%!
